It's a pun on genzai shinko-kei (which is the Japanese for 'the present continuous', eg My mother is scolding me because I am studying grammar when I should be watching television) and genzai shinka-kei which is a word they've made up for this ad, which contains (are you still awake at the back? There'll be a test on this tomorrow, so pay attention) the word for 'evolution' shinka. So if we buy one of their tasteful 'mansions' (an apartment), we will find that 'living loving feeling' better than our neighbours will ensure our genes win out in the end. Buy a home and propagate. Notice the overwhelming greeness of the advert. Buy into a highrise and save the Earth!
